Using an apartment finding agency

Finding an apartment to rent in Perm can be very difficult at times. Often the best way to find one is to use an agency. Going through an agency costs more money, but it gives you the benefit of a written contract which can save you problems down the road. Generally, most agencies charge one months rent as their fee for finding you the apartment and for writing your contract.

Keep in mind that just because you are using an agency doesn't mean you can't be deceived. We once had an agency try to get us to sign a contract with a lady who did not even own the apartment. Sometimes people are just out to get your money and don't care about doing things right. Always ask plenty of questions and take a friend along who has been through the process before.

Renting in Perm

Here are some tips when it comes to renting in Perm:

* If you can pay more than first and last month's rent up front, the landlord may be open to letting the flat at a lower monthly price. For instance, you can shave off $25-$50 a month if you pay anywhere from six months' to one years' rent in advance.

* If you want an unfurnished apartment to rent, be prepared to purchase some or all of the following: Ceiling lights or lamps; kitchen counters, cabinets, and perhaps even a fridge; a land line for your phone; security fixtures (burglar bars if on a lower floor or a metal door, if not already installed); a wardrobe for your clothing as there are no built-in closest; washing machine; etc.

* If you don't have a car, it's best to find a flat near the closest bus stop. If you do have a car, make sure your rental agreement provides you permission to park it within the complex compound. Otherwise, you may find yourself paying additional fees to a private parking service located down the street.

* Newer flats have gauges on utilities (water, gas, electricity). They also have valves on the radiators, so that you can adjust the temperature of your unit. Older units do not have these measures, therefore, you may wind up paying more for your utilities at the end of month. Instead of paying for what you personally used, you pay the following: (the price of what everyone in the entire complex used divided by the number of people in the complex) multiplied by the number of individuals in your unit. So, if your neighbors use tons more water that you do, for example, you'll pay a higher average for that utility than you would if your water was metered for your personal use.

* Some landlords are new at leasing their units and frighten easy at the mere mention of a potential foreign tenant. Do not be surprised if they withdraw their offer upon introduction. There are others who have dealt with foreigners and had a more positive experience than had they rented to a local! Just keep looking until you find your match.
